A Guide to Buying a rural property in Spain

Relatively unknown as yet to the foreign market, inland, country or 'rural property' is where you will find what is often called the 'Real Spain' - where property prices remain low compared to coastal areas.

Rural sales in Spain is suddenly becoming increasingly popular with buyers from overseas because there are still many bargains to be had, with property prices starting as low as £30,000.

To buy a reasonable property along the coastal areas of the Costa Blanca will cost in the region of £150,000, compared to a 'casa de campo' country house in inland areas such as Ontinyent, L’Olleria, or Chella, where you can still find country property for sale for as little as £25,000!

In the lower price bracket, (up to £50,000) you may find that these rural properties in Spain run from a generator and the sales description will read 'electricity nearby'. This means that it is possible to connect the supply, but it can take time and be expensive to install (depending on the distance to the nearest supply). The same may apply to mains water. However, for an exceptionally low priced home this can be well worth it.

The property will probably also need to be reformed, which can mean anything from minor repairs to a major renovation. The local villages in inland areas will be very Spanish so a knowledge of the language may be necessary. Being very friendly, the Spanish villagers will accept foreigners who try to 'fit in'. All these factors should be considered before buying country property and should be explained to you by the selling agent.

The great appeal of rural, or inland property for sale in Spain is the peace, tranquillity, and the scenic views and countryside. Many of these areas are still within half an hour of the nearest coast, and many properties for sale can still be bought with large plots of land and swimming pools for less than £100,000.

Cheap rural property on the Costa Blanca – not for much longer!


With the Americas Cup in Valencia in 2007, the forthcoming event has created a lot of interest and investment in the area and surrounding countryside and towns. These country villages, still predominantly Spanish, are now becoming increasingly popular, and country property in these areas will increase rapidly as the Cup dates approach. It has been estimated that property prices will increase at a minimum of 50% as 2007 approaches. As tourists start flocking in from all over the world, those who have rental property in the area will make a killing, and investors will see great returns on any investments they may make now.

It is also estimated that property in these areas will make a fresh batch of Spanish property millionaires as other areas of Spain have done in the past for those who get the timing right

Chella is small town of outstanding natural beauty with lakes and spring water falls to swim or fish in. It is located within a 15 minute drive of the historic town of Xativa where you will find everything you require including a wealth of local bars and restaurants There are tennis and golf clubs ( driving ranges) nearby. The railway links are good and serve all areas of Spain from the local station. Alicante airport is approximately one and a half hours drive and Valencia Airport less than an hour.

L'Olleria is a working town surrounded by beautiful mountain scenery, and is the perfect place to become acquainted with local Spanish customs and fiestas as it is still relatively untouched by tourists. The nearest beaches can be found within 25 minutes at Gandia, and Valencia airport is less than one hour away.

Ontinyente exists in a valley between mountains, at the junction between the roads of the plateau and the Mediterranean shelf. Situated about 25 minutes from the coast at Gandia, Ontinyente is a fairly large town still predominately Spanish.

Xativa, which was the capital of Moorish Spain, is set at the base of the Serra Vernissa mountain range 50km south of Valencia. The original castle overlooking the old town looks down on an area full of history, such as the Cova Negra where relics have been found dating back to 30,000 BC.

Villena – The town is divided into two parts, as are many towns in Spain. The new town is where you will find shops, and the old, dominated by its castle, is steeped in history as shown in its museum with artefacts such as the ‘treasure of Villena’, from the bronze age found in 1963. The town is also famous for its Villena wine

Alcoy – Situated in a valley, 50km south of Xativa, Alcoy is a large industrial town with excellent road and rail facilities to Alicante and Valencia. A few kilometres north, in the heart of Valencia’s Chaeery country is Muro d’Alcoy , a small but thriving town known for its textile industry and stunning mountain scenery.

Cullera - the coastline here splits the area into three different sections, all of which have their own beauty and a vast range of watersports including windsurfing and diving. Unspoilt by mass tourism, Cullera has much to offer including the Aquopolis water park and the Albufera nature reserve, as well as bars and restaurants to suit all tastes.
