Recent indications that the EU will accept Turkey into the European Union have made property in Turkey an attractive investment opportunity, as well as the fact that itis a very popular holiday destination, encouraging people therefore to think of buying a holiday property. The process of buying a property in Turkey is similar to the process in any other European country. There are however some differences which can be discussed in detail with you personally when you visit.

Once you have decided on a property, you can reserve the property by entering a private ‘contract of option to purchase’ and making a down payment. The ‘contract of option to purchase’ includes all the important purchase conditions: buying price, date for completion, inventory list of the furniture included, etc. Both parties - buyer and seller - are equally obliged, i. e. if one of the parties does not fulfill the contract, they have to pay an indemnity to the other party.

The property is officially transmitted to the Buyer at the signature of the Deed of Conveyance before a Notary Public. The Notary Public receives from the Land Registry Office, information about the property and certifies this in the deed. They advise both parties on their rights and duties, especially on tax matters. The Deed of Conveyance must then be presented at the Land Registry for its registration, this process takes between 6-8 weeks. All property Turkey comes with different payment plans to suit both parties.

Document of Ownership
The Tapu is an official confirmation that you are the owner of your new Property in Turkey. For foreigners who want to buy a Property - a villa or an apartment or a land in Turkey, the waiting period for obtaining this document is about 2-3 months. First it goes to a regional Tapu office then to a Military Head office in Izmir to check that the Property is not in a Military Zone. This is just a formality. When everything is approved then it takes just one day to complete. You then go to the Tapu office with a translator to sign the appropriate documents. All the necessary formalities regarding obtaining the Tapu on your Property will be completed within few hours. The Tapu on the Property will be changed into your name and from that day forth the Property and Land stated is soley owned by you.

There is a wide selection to suit all from those who wish to relax and those who like to explore and live life on the wild side. Turkey is renowned for it's warm, safe waters, ancient sites, historical artefacts and fabulous scenery. Golf in Turkey
Turkey is recognised internationally as an elite golfing centre where players from around the world can meet with prestigious facilities and spectacular surroundings. Above all, the resort of Belek, 30km east of Antalya, is home to five magnificent top-class courses, with a further six under planning. Further golfing developments are also planned for Istanbul, Ankara and Mugla.

The currency is the YTL or Yeni Turkish Lira. Exchanging money in Turkey is best done through the exchange bureaus who give better rates than banks or hotels. Most retailers will accept sterling or euros as payment for purchases. Travellers cheques can be expensive to cash, so you are advised bring a credit card (either Mastercard or Visa) and use this to get money from cashpoints.

If you are on holiday, or visiting to view property in Turkey, it is advisable to have adequate health insurance cover. As Turkey is not yet a member of the EU, there is no reciprocal arrangement for either UK or other EU nationals to use Turkish healthcare facilities free of charge. The main resorts have a selection of hospitals, both private and government funded. Tourists will use the private facilities. There are doctors and nurses in most resorts and, as in the UK, pharmacists in chemists (ezcane) can also offer basic healthcare and advice as well as first aid.
