Buying Property in Portugal

Costs:
Notary and registration fees are 1.5% of the purchase price. IMT, up to 6.5% (dependant on property), and lawyers and surveyors fees are subject to agreement. Fees are subject to VAT.
Steps for buying property in Portugal:
Reservation Fee: A 5,000 Euro deposit will ensure that your property is taken off the market and fix the price of the property.
Survey: A surveyor will inspect the property and prepare a report in the same way as in the UK
Searches: Searches will be carried out in the Land Registry, Finance Department and with the City Council (town hall).
Promissory Contract: This contract is signed in order to secure the deal. All the conditions of sale are entered into the contract including the completion date. A deposit is payable at this stage.
Notary signing: This is done on completion of the sale, whereby the ‘Escritura’ (title deeds) are signed in front of a Notary and the balance of the purchase is paid.
Registration: The property will be registered at the Land Registry.
