Brazil – Property Purchasing costs: You should budget for approximately 7-9% over and above the price of your property in Brazil as follows:

ITIV (VAT): approx 3.5%
Title Deed : approx 1.25%
Property Registration: 0.75%
Legal fees: approx 2%

Non-nationals are able own property but need a tax registration number (a CPF), which can be arranged by a lawyer. It is far simpler to buy off plan property in Brazil, but as long as you have a reputable lawyer to undertake all legal checks, the purchase of a resale property is easy enough. A legal purchase can only be made if the funds for the purchase are registered with the Central Bank of Brazil, again a good lawyer will do this for you.

For those who do buy property in Brazil, not only will they see an estimated return of 20% a year, but rental income will increase as more tourists visit this tropical paradise. Stays are generally longer than in Europe, as the flight time is around 9 hours, compared to the 2+ of a European holiday.

With the average temperature at 28°C, and around 300 days of sunshine per year, Brazil is an excellent choice for a holiday all year round which also means for those property owners, a year round income.

There are direct flights to Brazil from the UK and Europe, and a new airport currently under construction in the north east will be one of the world’s largest international airports on its completion in 2009. Easy access will of course increase Brazil’s property prices.
